Hi, Brent! Just a quick note here as I'm halfway through this video. I have a 1927 five-story terracotta/terrazzo/stone office bldg. here in the Northwest/ Puget Sound. I have it a bit different with this building as those four floors of offices have unit lock sets. But I just came on here right now to confirm that even here the bathrooms were set up with nickel hardware on the bathroom side. The basic hardware finished throughout this building is dark dark bronze, yes, dark bronze² . Oh, Tri-Flo to at least finish after cleaning with WD40. But that's me.

1-¼” deep by 2” wide is standard brick mold used on most new construction windows, both lap siding and brick cladding. What is historical precedent? What should the brick mold width be for various situations?

Agree 100%. All those simple elements are a huge improvement. Up scaling the first floor windows with 5-½” casing and the second floor windows with shutters is pure genius to dramatically improve the windows scale and proportion.

That house could use those roof dormers aligned with the 1st and 2nd floor windows surrounding the portico. And those rain gutter downspouts would have been better around the corner of the main building's facade so that they didn't detract from the corner pilasters. No chimneys? Feels like it's missing that top of the roof detail... which eludes that there are no hearths inside.

I suspect one reason modern houses lack proportion is the walk-in closet. E.g. the classic Craftsman rectangle with two bedrooms and a bathroom between them suddenly becomes lumpy, with lots of offsets and zig zags to incorporate the L shapes you get when you add WICs to square bedrooms. Maybe you could do a show on this challenge? Ways to deal with a WIC that I can think of include (1) interlock all the L shapes and have lots of zig-zag exterior walls and multi-angular rooflines at a high cost, like today's houses, (2) interlock each WIC with another WIC to preserve a simple rectangle shape, and put the bathroom elsewhere, (3) make the bedrooms L shaped to accomodate the closets within an overall square shape, and put the bathroom between them, (4) give each of 2 bedrooms a WIC and very small bathroom between them, with the 2WIC/2bath combo taking up as much space as a bedroom, (5) making the hallway longer, to offset the extra length of the closets between each BR and the BA, at the expense of exterior proportion and wasted space, (6) make the overall house bigger (height off of grade, higher ceilings, higher roof) to cover up proportional difficulties from some of the above layout tactics. Otherwise I don't see how we can fit WICs into classic floorplans, and by extension, classic exterior proportions.

You mentioned fixing a broken sash but what about a stuck sash that won’t close. It’s not a painted window just old wood oil stained but one side seems the weight isn’t working.

Thanks Brett. I was hoping for some hacks on getting the upper sash out past the parting bead. For me it's the trickiest part of the whole system, and I almost always break at least one of them getting the sash out. Any videos around that illustrate this? Thanks for all your work.

Hi Brent, would giant pilasters work in this type of house? I felt like it could be added in the middle of the windows to reduce the amount of emptiness which I feel could help further elevate the house.

OMG! Thats whats under the plaster in my house! Ive never seen it anywhere else, the house was built in the early 50s, its in about 16"×8' strips, shiplap edges, its about 1/2" thick, and the plaster looks like new

Brent, this is one of very seldom cases when I dare criticise a little.😊 Upper windows with shutters are disproportional to lower high windows. And the modified portico looks too ostentatious for this relatively modest house. Sorry for this critical comment

Love it, glad you have a book coming soon too, we all need your help. I learned a lot about Craftsman built homes. I tore out the 1980 cabinets from a poorly done remodel and returned many of my 1910 Craftsman home’s details to original. There was one motivating piece left in the house, the butler’s pantry had one shaker bottom door and a few uppers plus drawer fronts and that created my hole plan. Bottom rail was 3 1/2 “ with 2” top rail and stiles. All upper doors had a 2” rail and stile all around. I designed and picked cherry wood for my custom cabinets in natural. I did, of course, have the doors inset. This revealed so much beauty to this home. It was also great to have furniture sized cabinets that could be a single base cabinet housing a 28” drawer base with a 26” base with drawer all in one. No filler panels as this was custom to the minute measurements. It made all the difference. I even added a lower height base cabinet near the ovens for rolling out dough. I still have pics if there is any interest. All my design, but happy to share or inspire others. I kept the base rail and stile concept throughout the house no matter the cabinet height. It just makes sense doing it with inset and true to form. Thanks again.

What a great video. I am currently in the process of saving an old home with a couple of buddies. We volunteer our time to save this gem. My last project there was replacing a main support beam in the mid section. This home had a 24 foot span, but over the years and neglect of a leaking roof, etc. the flooring started bowing and rotting and the beam was rotting too. The mid section of this beam was in really bad shape for this gem of a home in Ohio. They use 3-2x8s sandwiched to make the beam and the longest length was 12 feet, so lots of staggered joints. Now that we have replaced 2/3 of the beam, I am off to the next task, tearing out a remodel wall and putting back the pocket doors to restore form and function. Wish me luck and as always, thank you for sharing so much with us guys, I learn so much from you all the time.

I think I would’ve kept the three windows, but just made them a little more narrow and taller. I think the five windows is a little too much. Everything else is good.

1920- small kitchen, almost no counter space or storage, and they cooked FULL SCRATCH meals 3 times a day. 2020- Mega kitchens and we heat frozen dinners in the microwave and cook boxed Macaroni and Cheese 🙄

Levitt was able to work with the cities and zoning boards that led to being able to build the metropolis of Levittown NY. Later in his career Levitt wasn’t able to capture the same magic with the townships he wanted to build in and he lost all of his money. Musk is actually trying to do something like that in Austin Texas. Tesla has the factory there,Musk mentioned encouraging building houses along the Colorado river and tech schools for all the future engineers needed for Spacex and Tesla

Brent, this question has been eating me for a while. Where is the line between making something that is "fake old" versus being informed by historic precedent? I'm thinking of Pottery Barn distressed furniture. Surely we don't want buildings that lie about who and what they are.

I’m starting to see inexpensive homes mimic some period revival elements. Gone are the 50s-90s influences into more classical shapes, in many cases. I do think things will improve, especially if we can move away from ever-larger houses to more denser living again.
